VA Loan Closing Timeline in Bexar County: What Actually Takes the Time
How long a VA loan takes to close in Bexar County and San Antonio, week by week, plus the two steps that cause almost every delay.
Read the articleIf you're a veteran, active-duty service member, or military spouse, you've earned one of the strongest home loan benefits available anywhere.
The issue usually isn't eligibility. It's that no one ever really explains how the VA loan works in plain English. Most people hear outdated advice, get partial information, or get scared off by myths that simply aren't true.
This guide is here to explain VA loans clearly, honestly, and without sales pressure. Whether you're buying your first home, moving again after a PCS, building from the ground up, or refinancing, this page walks you through how VA loans actually work.
We currently help military families in Georgia, Florida, South Carolina, Colorado, Virginia, and Texas.
A VA home loan is a mortgage backed by the U.S. Department of Veterans Affairs that allows eligible veterans and service members to buy a primary residence with $0 down, no PMI, lower interest rates, and flexible credit guidelines. The benefit is reusable and can be used for purchases, refinances, and new construction.
A VA home loan is a mortgage backed by the U.S. Department of Veterans Affairs. That backing reduces risk for lenders, which is why veterans get benefits most civilian buyers don't — like $0 down, no PMI, and lower interest rates. More than 28 million veterans have used this program since 1944.
You don't need 3%, 5%, or 20% saved
Often saves $200–$300 per month. Real money staying in your pocket.
Typically 0.25-0.5% better than conventional loans
The VA looks at the whole picture, not just a score
Fewer junk fees at closing
Not a one-time program — use it again and again
When it's structured correctly, a VA loan is hard to beat.
Eligibility is based on service, not credit score or income level. You may qualify if you meet the following service requirements:
90 consecutive days of service
90 days during wartime OR 181 days during peacetime
6 years of service
May qualify if spouse died in service or from service-connected disability
Your COE proves you're eligible. You can obtain it:
The VA does not set a minimum credit score. Most lenders want scores in the 580–620 range. VA loans may also be approved through manual underwriting, which focuses on stability and recent history rather than a single number.
We regularly work with veterans with credit scores as low as 500 when VA guidelines allow.
Especially the last 12 months of on-time payments
Rent or mortgage payment track record
Age and context matter — old vs recent
Monthly debts compared to your income
VA-specific: what's left after all expenses
Savings, job stability, low payment increase
This is why veterans are sometimes approved with a VA loan after being declined elsewhere.
Let's talk actual numbers instead of vague promises.
$17,500 down payment (if you put down 5%)
~$225/month in PMI
That PMI alone can cost $60,000+ over the life of the loan — money that builds zero equity.
$0 down
$0 PMI
You keep that money. Add in lower interest rates (often 0.25-0.5% lower) and seller concessions of up to 4%, and the difference is massive.
Pay it off early without fees
Future buyers can take over your rate if rates rise, making your home more valuable
Sellers can pay up to 4% toward your closing costs (conventional caps at 3%)
When it's handled correctly, the process is straightforward. Here are the 7 steps from application to closing.
We review your income, credit, and budget. Usually done within 24 hours.
If you don't have it already, we'll help you get it. Usually instant through the VA's online system.
Now you can shop. You know your budget, you're preapproved, and sellers know you're serious.
Your preapproval gives you leverage. Sellers prefer buyers who can actually close.
Required by the VA to ensure the home is worth the price and meets minimum property standards. Takes 7-10 days.
Final review of your paperwork and the property. Straightforward when files are prepared correctly.
Sign papers, get keys. Most VA loans close in 21–30 days. At Valor, our average is 21 days.
VA loans are for primary residences, but that doesn't mean what many people think it means. You must intend to live in the home — typically within 60 days of closing. However, the VA allows extended timelines up to 12 months for PCS, deployments, or construction.
You can PCS later and rent it out — that's perfectly fine.
You can buy a 2-4 unit property and live in one unit.
You can move after establishing occupancy and keep the property.
The key isn't the calendar — it's documenting intent correctly from the start.
Wholesale lenders (like us) don't mark rates up the way banks do — borrowers often see 0.25–0.5% lower rates with us.

With full entitlement, you can borrow above these limits with no down payment.
2.15% first-time, 3.3% subsequent (can be financed). Disabled veterans exempt.
~$500-800 depending on location and property type
Varies by location, typically $1,500-3,000
$50-500 depending on county
Varies by location and time of year
~$30-50
What we don't charge: Lender fees and origination fees. Most banks charge 1-2% here — that's $3,500-7,000 on a $350,000 loan. We charge zero.
Entitlement is the VA's guarantee behind your loan. If you have full entitlement, there's no VA-imposed loan limit. If you have partial entitlement, you may still be able to buy again.
Restored after selling a home purchased with a VA loan
Reused if you have remaining entitlement for another purchase
Freed up by refinancing into a conventional loan
This is one area where strategy matters, especially if you plan to buy more than once or keep a rental property while buying a new primary residence.
VA loans can be used for higher-priced homes without PMI and often with better terms than jumbo conventional loans. You may need a small down payment depending on your remaining entitlement, but you're still way better off than going conventional.
Build instead of buy. Finance land and construction in a single loan with one closing and no down payment.
Already have a mortgage? Here's how to save money or access your equity.
Already have a VA loan? Lower your rate with minimal paperwork:
Example: Refinancing $300K from 4.5% to 3.5% saves ~$175/month and $63,000 over the life of the loan.
Access up to 100% of your home's value or refinance a non-VA loan into a VA loan while eliminating PMI.
You can convert a conventional or FHA loan into a VA loan, eliminate PMI, and pull cash out — all at once.
Should you use your VA benefit or go with something else? Let's look at real numbers.
$0 down, no PMI, typically lower rates
3-20% down required, PMI if less than 20% down, higher rates
Winner: VA, and it's not close. The only time conventional makes sense is if you're putting 20%+ down and have excellent credit.
$0 down, no PMI, better rates
3.5% down required, mortgage insurance for the life of the loan, slightly higher rates
Winner: VA, again. FHA charges mortgage insurance that never goes away. There's no scenario where FHA beats VA if you're eligible.
Getting orders? You've got options: buy before you arrive (yes, remotely), rent your current home and buy a new one, sell and buy simultaneously, or wait until you settle in.
You can use BAH to qualify, and if you keep your current home as a rental, you can often still use your VA benefit for a new primary residence with remaining entitlement.
We understand PCS timelines, deployments, and temporary duty assignments because we've lived them.
"VA loans take forever to close"
We close in 21 days on average — faster than most conventional loans. This myth is outdated by about 15 years.
"Sellers won't accept VA offers"
Sellers want qualified buyers who can close. If you're preapproved, you ARE that buyer.
"You can only use it once"
Sell your home, restore your entitlement, use it again. Or buy multiple properties with remaining entitlement.
"You need perfect credit"
We work with scores as low as 500 when VA guidelines allow. A 620 won't disqualify you.
"The VA appraisal kills deals"
The appraisal protects you from buying a problem property. Be grateful it happened before you closed.
