Military service requirements vary based on when and how you served. Here are the specific minimums:
90 consecutive days of active duty during wartime periods (Gulf War, Afghanistan, Iraq, etc.)
181 days of continuous active duty during peacetime periods
6 years of service in the Selected Reserve or National Guard, or 90 days under Title 32 orders
Must have been discharged under conditions other than dishonorable to maintain VA loan eligibility
Your Certificate of Eligibility (COE) serves as official proof of your eligibility for VA loan benefits.

Submit your COE application through the VA website or with your lender

While VA loans offer more flexibility than conventional mortgages and FHA loans, lenders still evaluate credit, income, and debt ratios.
No VA minimum (Valor: 500+ FICO)
The VA Handbook doesn't specify a minimum credit score requirement—lenders get to set that risk level. Most lenders go down to 580 FICO, but Valor Home Mortgage has wholesale lenders that go as low as 500 FICO. Higher scores may qualify for better rates.
Stable, sufficient income to cover mortgage payments
Must demonstrate steady employment history (typically 2 years) and sufficient income to meet debt-to-income requirements.
Typically 41% DTI or lower
Your total monthly debt payments divided by gross monthly income. VA may allow higher ratios with compensating factors.
Property must meet VA minimum property requirements
Home must be move-in ready, safe, and structurally sound. VA appraisal required.
