What a VA Loan Costs Here

Your VA closing costs are the VA funding fee plus third-party charges: appraisal, title insurance, escrow, survey, recording, and prepaid taxes and insurance. We charge no lender fees at all, so there is no origination, underwriting, processing, or application fee in your total. The largest line for most San Antonio buyers is prepaid property taxes, because Texas tax rates are high relative to most states. We give you an itemized estimate at pre-qualification rather than a range.

This page carries the numbers, not the sales pitch: the statutory VA funding fee schedule, the 2026 reference loan limits for every county in the San Antonio metro, and every closing cost line item with who charges it. We deliberately do not publish interest rates — a rate on a webpage is not a quote.

Who Pays No Funding Fee at All

    • Veterans receiving VA compensation for a service-connected disability.
    • Veterans who would be entitled to receive VA compensation for a service-connected disability if they were not receiving retirement or active duty pay.
    • Service members with a proposed or memorandum rating, before the loan closes, stating eligibility for compensation.
    • Active duty service members who provide evidence of having been awarded the Purple Heart.
    • Surviving spouses of veterans who died in service or from a service-connected disability, or who were totally disabled and meet the surviving spouse eligibility rules.
    County Loan Limits

2026 VA Reference Loan Limits by County

With full entitlement there is no VA loan limit. These figures only apply if your entitlement is reduced by an existing VA loan or a prior VA foreclosure. Every county in the San Antonio metro sits at the national baseline — none are designated high-cost.

The funding fee percentages set in January 2020 are still in effect. On a purchase with less than 5% down it is 2.15% of the loan amount for first-time use and 3.30% for subsequent use. With 5% to 9.99% down it drops to 1.50%, and with 10% or more it is 1.25%. An IRRRL streamline refinance is 0.50%. If you receive VA disability compensation, you pay no funding fee at all.

If you have full entitlement, there is no VA loan limit in Bexar County or anywhere else — you can borrow what you qualify for with zero down. The reference limit only matters if your entitlement is reduced by an existing VA loan or a prior VA foreclosure. For 2026 that reference figure is $832,750 for a one-unit property in Bexar County and every surrounding county, all of which are at the national baseline.

VA non-allowable charges include the lender's attorney fees, the termite inspection on a purchase in Texas, real estate broker commissions, and prepayment penalties. VA also caps total lender origination at 1% of the loan amount. Those charges have to be paid by the seller, the agent, or the lender instead.

Yes. On a VA loan a seller may pay all of your customary closing costs, plus up to 4% of the loan amount in additional concessions such as prepaids or paying off your debt. This is one of the more generous concession structures of any loan program, and it is negotiable on most transactions.

Because a rate posted on a webpage is out of date within hours and is not a quote. We price VA loans through wholesale channels, and your actual rate depends on credit, loan amount, occupancy, and the day you lock. Call us for a real number tied to your file rather than an advertised teaser.
