Where Randolph Families Put That Allowance
Everything east and northeast of the base along I-35 and FM 78 is in play. The corridors differ mostly on school district, tax rate, and how new the housing stock is.
Schertz & Cibolo
The default choice for Randolph families. Schertz-Cibolo-Universal City ISD is the draw, along with steady new construction. Verify the county and district lines — the SCUCISD boundary does not match the city limits.
Universal City
Immediately outside the main gate and the shortest commute available. Older, smaller housing stock at lower price points, which suits junior-enlisted allowance bands well.
Converse
The most affordable inventory that still keeps a reasonable drive, with Judson ISD zoning. Often where a mid-grade allowance stretches furthest in square footage.
New Braunfels
Twenty-plus minutes up I-35, and priced accordingly. Worth it for families who want Comal ISD or Hill Country access and accept the longer commute.
Commute Reality
The main gate off Pat Booker Road and the west gate handle most traffic. Universal City is a five-to-ten minute drive; Schertz and Cibolo run 10-20; New Braunfels is 25-35 depending on I-35 construction. Pat Booker at 0700 is the bottleneck everyone underestimates.
Tour Length Matters Here
Randolph's instructor and staff assignments commonly run three to four years, and it is a base plenty of families rotate back through. That tenure profile is why the buy case is stronger here than at almost any other JBSA location.
