Stone Oak, Fair Oaks Ranch, and Boerne carry higher price-per-square-foot than the southwest or northeast sides, which means the same allowance buys a smaller or older home here. The offset is school zoning and resale strength — north-side and Boerne ISD homes historically hold value well.

    Access is off I-10 and Camp Bullis Road on the northwest edge of the metro. Fair Oaks Ranch and Helotes are 10-20 minutes; Stone Oak is 15-25 depending on 1604; Boerne is 20-30. The I-10 corridor inbound in the morning is the pinch point.

    Because Bullis is primarily a training complex, many people here are on short course cycles while assigned elsewhere in JBSA. If your actual duty station is Fort Sam or Lackland, run the numbers for that gate instead — the corridor and the price point both change.
