A VA home loan is a mortgage backed by the U.S. Department of Veterans Affairs that allows eligible veterans and service members to buy a primary residence with $0 down, no PMI, lower interest rates, and flexible credit guidelines. A VA home loan is a mortgage backed by the U.S. Department of Veterans Affairs. That backing reduces risk for lenders, which is why veterans get benefits most civilian buyers don't — like $0 down, no PMI, and lower interest rates. More than 28 million veterans have used this program since 1944.

Who Is Eligible for a VA Loan?
Eligibility is based on service, not credit score or income level. You may qualify if you meet the following service requirements:
Active Duty
90 consecutive days of service
Veterans
90 days during wartime OR 181 days during peacetime
National Guard/Reserves
6 years of service
Surviving Spouses
May qualify if spouse died in service or from service-connected disability
Getting Your Certificate of Eligibility (COE)
Your COE proves you're eligible. You can obtain it:
- Apply online through the VA's eBenefits portal (often instant)
- Let us pull it for you during prequalification (same day to 24-48 hours)
- Mail VA Form 26-1880 (slowest option, but it works if you prefer paper)
VA Loan Credit Requirements
The VA does not set a minimum credit score. Most lenders want scores in the 580–620 range. VA loans may also be approved through manual underwriting, which focuses on stability and recent history rather than a single number.

VA Loan Occupancy Requirements
VA loans are for primary residences, but that doesn't mean what many people think it means. You must intend to live in the home — typically within 60 days of closing. However, the VA allows extended timelines up to 12 months for PCS, deployments, or construction.
PCS Later?
You can PCS later and rent it out — that's perfectly fine.
Multi-Unit?
You can buy a 2-4 unit property and live in one unit.
Move After?
You can move after establishing occupancy and keep the property.
The key isn't the calendar — it's documenting intent correctly from the start.

VA Loans vs Conventional & FHA (Straight Talk)
Should you use your VA benefit or go with something else? Let's look at real numbers.

Winner: VA, again. FHA charges mortgage insurance that never goes away. There's no scenario where FHA beats VA if you're eligible.
Buying During a PCS? Read This.
Getting orders? You've got options: buy before you arrive (yes, remotely), rent your current home and buy a new one, sell and buy simultaneously, or wait until you settle in.
You can use BAH to qualify, and if you keep your current home as a rental, you can often still use your VA benefit for a new primary residence with remaining entitlement.

Common VA Loan Myths (Debunked)
"VA loans take forever to close"
We close in 21 days on average — faster than most conventional loans. This myth is outdated by about 15 years.
"Sellers won't accept VA offers"

"You can only use it once"

"You need perfect credit"
