    VA Loan Financial Requirements

While VA loans offer more flexibility than conventional mortgages and FHA loans, lenders still evaluate credit, income, and debt ratios.

    Credit Score

No VA minimum (Valor: 500+ FICO)

The VA Handbook doesn't specify a minimum credit score requirement—lenders get to set that risk level. Most lenders go down to 580 FICO, but Valor Home Mortgage has wholesale lenders that go as low as 500 FICO. Higher scores may qualify for better rates.

    Income & Employment

Stable, sufficient income to cover mortgage payments

Must demonstrate steady employment history (typically 2 years) and sufficient income to meet debt-to-income requirements.

    Debt-to-Income Ratio

    Typically 41% DTI or lower

Your total monthly debt payments divided by gross monthly income. VA may allow higher ratios with compensating factors.

    Property Standards

Property must meet VA minimum property requirements

Home must be move-in ready, safe, and structurally sound. VA appraisal required.

    Credit Score

    VA Loan Credit Score Requirements

The VA doesn't mandate a minimum credit score—lenders set their own. At Valor, we work with scores as low as 500.

    From the VA Lenders Handbook

"The VA Handbook doesn't specify a minimum credit score requirement—lenders get to set that risk level based on the level of risk they're comfortable with."

This means more flexibility for veterans. While other loan programs enforce strict credit minimums, VA loans give lenders the discretion to work with borrowers across the credit spectrum.

    DTI Ratio

    VA Loan Debt-to-Income Requirements

Unlike conventional loans with strict 43% DTI limits, VA loans can approve DTI ratios of 50% or higher with adequate residual income.

    Conventional Loans

    VS
    43%

    Strict DTI maximum limit

    • Hard cap, limited exceptions
    • No residual income consideration
    • Fewer compensating factors accepted

    VA Loans

    50%+

    Flexible DTI with residual income

    • 41% guideline, not a hard cap
    • Residual income can override DTI
    • Multiple compensating factors accepted

    How DTI is Calculated

Total monthly debt ÷ Gross income = DTI %

    Example: $3,000 monthly debts ÷ $8,000 gross income = 37.5% DTI

Yes, a COE is required to prove your eligibility for a VA loan. However, many lenders can obtain your COE electronically during the application process, making it quick and easy.
