    Frequently Asked Questions

    Quick Answer

VA refinancing comes in two forms: the IRRRL streamline, which lowers your rate on an existing VA loan with no appraisal or income docs and a 0.5% funding fee, and the VA cash-out refinance, which lets you access equity or move a conventional/FHA loan into a VA loan. Valor Home Mortgage closes San Antonio VA refinances in about 21 days with zero lender fees.

An IRRRL only refinances an existing VA loan to a lower rate or from an ARM to a fixed rate, with minimal documentation. A cash-out refinance requires full underwriting and an appraisal but lets you take equity out or refinance a non-VA mortgage.

Typically no. IRRRLs generally waive the appraisal and income verification, which is why they close faster than a standard refinance.

VA guidelines allow up to 100% of the appraised value, though many lenders cap it at 90%. Valor Home Mortgage will review your file to find the highest allowable amount.

0.5% of the loan amount for an IRRRL. For a cash-out refinance it is 2.15% first use and 3.3% subsequent use, and exempt veterans pay nothing.

You must have made at least six consecutive monthly payments and be at least 210 days from your first payment due date before refinancing with an IRRRL.

VA requires a seasoning period of 210 days from the first payment due date and at least six consecutive monthly payments before an IRRRL or VA cash-out refinance on the same loan.

Usually not. The Streamline refinance is designed to be light on documentation, often with no new appraisal and reduced income verification, which is why it closes faster than a purchase loan.

Yes, through a VA cash-out refinance, which is also used as a rate-and-term refinance from another loan type. You need entitlement available, an appraisal, and full underwriting, but you eliminate monthly mortgage insurance in the process.
