The Short Answer
The lowest advertised VA rate is often the most expensive loan once discount points and lender fees are counted. Compare Loan Estimates on one date, look at section A of page 2, and judge total cost over the years you will actually keep the loan — not the rate on the flyer.
Why the advertised rate misleads
Any lender can quote a lower rate by charging discount points. A rate that is 0.25% better but costs 1.5 points up front is a bad trade if you refinance or PCS in three years. The rate and the cost to get it are one number, and they have to be read together.
Read section A of the Loan Estimate
Page 2, section A, is the origination charges block — the fees the lender itself controls. Title, recording and prepaids are largely the same anywhere in Bexar County, but section A is where offers separate. We charge zero lender fees, so that block should look conspicuously empty compared to a retail bank quote.
- Collect Loan Estimates on the same day — pricing changes daily.
- Compare the same loan amount, term and property type.
- Add discount points to lender fees, then divide by monthly savings for break-even.
- Check that the VA funding fee is correct, or waived if you have a service-connected disability rating.
The break-even question
Divide the extra up-front cost by the monthly payment savings. If break-even lands past the point you expect to move or refinance, the cheaper rate loses. Military buyers should be especially skeptical of long break-evens because assignments move.
Shopping does not wreck your credit
Mortgage inquiries inside a short shopping window count as one event for scoring purposes. You are allowed to compare, and you should. What you should not do is compare a rate quote against a Loan Estimate — only compare documents of the same kind.
