    The Short Answer

    Thirty days is enough time to close on a home near Joint Base San Antonio if you get pre-approved before you arrive, tour with a lender letter already in hand, and choose an area that fits your gate. The families who struggle are the ones who start the loan after they find the house.

    Week zero: before you touch a listing site

    Get pre-approved first. Not pre-qualified off a phone call — a real credit-pulled, income-documented approval. In a market with this much military turnover, sellers near Randolph and Fort Sam see multiple offers and the one with a verified approval letter wins ties.

    Week one: match the area to the gate

    The occupancy rule nobody explains

    VA requires you to certify intent to occupy the home as your primary residence, generally within 60 days of closing. For an active-duty member on orders, that window is workable even if you close before your report date, and a spouse's occupancy can satisfy the requirement while you are still in transit or deployed.
