The Short Answer
You do not have to sell your San Antonio home to buy at the next duty station. If your remaining VA entitlement supports the new loan, you can keep the first house as a rental and still buy with $0 down — but the rental income and the payment both have to underwrite.
The entitlement question comes first
The VA benefit is not one-and-done. If you keep the San Antonio house, the entitlement tied to that loan stays used, and what remains — your second-tier entitlement — determines how much you can borrow at the next station with no down payment. In higher-cost markets that remainder sometimes requires a partial down payment; in most it does not.
Making the rental underwrite
Lenders will generally count a portion of documented market rent against the departing residence's payment. A signed lease and a security deposit receipt do more for your file than an optimistic estimate. Where files fail is when the San Antonio payment counts in full against you and the new payment on top pushes debt-to-income past the limit.
- Get the lease signed before you apply for the new loan when you can.
- Keep reserves — most files want a few months of payments in the bank.
- Factor Bexar County taxes and insurance into the rental's true carrying cost.
- Decide who manages it; a property manager's fee is real and should be in the math.
When selling is the better call
If the house needs work, if the rent barely covers the payment, or if you would lose sleep managing a property from three time zones away, sell. Restoring full entitlement by paying off the loan gives you maximum flexibility at the next duty station, and there is nothing wrong with taking that.
