Your Basic Allowance for Housing is qualifying income on a VA loan, which means the same money you hand a landlord each month can carry a mortgage instead. The right question is not whether you can afford to buy at JBSA — it is how much house your BAH supports once taxes and insurance are in the payment.
BAH counts as income — that is the whole advantage
On a VA loan, BAH is qualifying income. It is also non-taxable, which means it can be grossed up when we calculate your debt-to-income ratio. Two service members with identical base pay can qualify for very different loan amounts depending on how their allowances are documented, so the LES matters more than most buyers expect.
Run the payment, not the price
In Bexar County the property tax rate does more to your monthly payment than a quarter-point of interest rate. A house that looks affordable on price can blow past your BAH once taxes, homeowners insurance and any HOA dues are escrowed into the payment.
