The right San Antonio neighborhood for a military family usually comes down to three things: commute to your JBSA installation, school district, and whether your BAH comfortably covers the payment. Schertz, Cibolo, and Universal City work best for Randolph; Alamo Ranch and Helotes for Lackland; Stone Oak and Converse for Fort Sam Houston.
Start with your installation, not the listing site
San Antonio traffic makes a ten-mile difference feel like thirty minutes. Before you fall in love with a neighborhood, drive the commute to your gate at the time you actually report. Buyers who skip this step are the ones who sell in two years.
Near JBSA-Randolph: Schertz, Cibolo, Universal City, Selma
The 1604 and I-35 corridor northeast of the city is the traditional Randolph footprint. Schertz and Cibolo feed Schertz-Cibolo-Universal City ISD, which is one of the reasons families keep re-buying here between assignments. Universal City and Selma put you closest to the gate and typically at a lower price point.
Near JBSA-Lackland: Alamo Ranch, Helotes, far west side
Alamo Ranch offers the most new construction inventory in the Lackland commute radius, and builders there are used to VA financing and PCS timelines. Helotes trades a slightly longer drive for larger lots and Northside ISD schools.
Near Fort Sam Houston: Stone Oak, Converse, Live Oak
Fort Sam sits inside the loop, so you have more options than at the other installations. Converse and Live Oak are the practical, lower-cost picks. Stone Oak costs more but is the usual choice for medical professionals assigned to BAMC who want NEISD schools.
Hill Country options: Boerne, Bulverde, Spring Branch, Fair Oaks Ranch
If you are staying in San Antonio long term or retiring here, the Hill Country communities north of 1604 offer more land and strong schools. Commutes to Lackland or Fort Sam are real, so these tend to suit families with one remote or civilian income.
